Resident Benefit Package Enrollment

(Tenant) is/are being enrolled in the JMAX Property Management Resident Benefit Package (RBP) outlined in this document for the length of the lease and all subsequent renewals (Term) unless terminated as outlined below.  The cost of the RBP is $29.95 monthly due on the 1st of the month as rent every month of the Term.

The RBP has many benefits, but enrollment only requires your acknowledgement that you are participating in the 5 essential elements of the program:

A- Liability Coverage under the JMAX Master Liability Policy

B- Filter Delivery approximately every 90 Days

C- Credit Reporting of both on time AND late rental payments

D- Identity Monitoring Services

E- Echeck Fee Rebate

Insurance:

As outlined in section 9a of the Lease agreement Tenant is required to carry insurance that covers their personal property in amount they feel appropriate as well as liability to third parties in the amount of no less than $100,000.  The RBP provides you coverage that meets the lease requirement through automatic enrollment under the JMAX Master Liability Policy.  In addition to the $100,000 liability to third party coverage it also provides a very limited coverage of $10,000 for Tenant personal property with a $500 deductible.  THIS COVERAGE IS ONLY DESIGNED TO PROVIDE YOU A CONVENIENT WAY TO MEET THE LEASE REQUIREMENT.  In no way does JMAX represent that the content coverage is enough for Tenant particular needs or that tenant would not benefit from additional coverages available to renters on the open market.  Tenant should contact a licensed insurance agent to evaluate Tenant’s situation and determine appropriate coverage.

Virginia Law https://law.lis.virginia.gov/vacode/55.1-1206/ requires JMAX to notify Tenant in writing that the Tenant has the right to obtain a separate policy from the landlord’s policy for renter’s insurance. If a Tenant elects to obtain a separate policy, the tenant shall submit to the landlord written proof of such coverage and shall maintain such coverage at all times during the term of the rental agreement.

______Tenant understands the right to obtain insurance that fulfills the lease obligation as listed in 9a of the lease agreement on their own and waives that right and elects to continue with the coverage provided by the RBP under the JMAX Property Management Master Liability Policy.

______ Tenant elects to decline coverage provided in the RBP by the JMAX Property Management Master Liability Policy and submit to the landlord written proof of such coverage and shall maintain such coverage at all times during the term of the rental agreement listing JMAX property Management as an “Interested Party” on the policy.  Tenant understands they are still required to pay for the RBP but there will be a reduction of $9 from the monthly cost.  If at any time Tenant renter’s insurance policy required by the rental agreement is allowed to lapse for any reason, the landlord may provide any landlord’s renter’s insurance coverage to such tenant. The Tenant shall be obligated to pay for the cost of premiums for such insurance as rent or as otherwise provided herein until the tenant has provided written documentation to the landlord showing that the tenant has reinstated his own renter’s insurance coverage.

Filter Delivery:

As outlined in section 1(15) of your Lease Agreement, if your unit is equipped with either central heating or cooling you are required to change the air filter for the HVAC system every 90 days. The RBP automatically delivers high quality MERV 8 filters to your door in the appropriate size and quantity approximately every 90 days.  Once received Tenant agrees to properly install the filter(s) provided within two (2) days of receipt. Tenant hereby acknowledges that the filters are subject to inspection by Landlord upon reasonable notice to verify replacement has been timely made. If at any time Tenant is unable to properly or timely install a filter Tenant shall immediately notify Landlord in writing.

_____Tenant’s failure to properly and timely replace the filters delivered as part of the RBP is a material breach of the lease agreement and Landlord shall be entitled to exercise all rights and remedies it has against Tenant and Tenant shall be liable to Landlord for all damages to the property, A/C or heating system caused by Tenant’s neglect or misuse.

_____Tenants unit does not qualify for filter delivery.  Tenant understands they are still required to pay for the RBP but there will be a reduction of $5 from the monthly cost.

Credit Reporting:

With Tenant enrollment in the RBP JMAX Property Management will report Tenant rental payments, both on time and late, to the three major credit bureaus Equifax, Experian and TransUnion using a 3rd party vendor.  On time payments have been shown over time to increase credit scores by an average of 42 points.

_____Tenant understands that JMAX Property Management provides positive AND NEGATIVE credit reporting through a third-party service. JMAX Property Management is not responsible for any misrepresentation, erroneous reporting, and/or lack of reporting by the third-party service. Tenant understands that any disputes will be handled directly between Tenant and the third-party service.

Identity Protection:

Participation in the RBP enrolls tenant in Aura Identity Guards Basic Identity Protection program.  Aura Identity Guard monitors data, alerts users to threats, helps recover lost information, and provides users with up to $1 million in recovery insurance.   The Basic Plan Proactive Features include: IBM® Watson AI Scanning and Alerts, High Risk Transaction Monitoring, Dark Web Monitoring, Online Identity Dashboard, Safe Browsing Extension, OS/Android Apps, Data Breach Notifications, Anti Phishing Mobile App and Lost Wallet Protections.  If a user believes they have been the victim of identity theft, they will receive one-time recovery assistance and additional White Glove Recovery Service for 6 months after the original theft incident. Additional coverage includes: Bank Account Monitoring, 3 Bureau Credit Monitoring, 3 Bureau Credit Report, 401K & Investment Account Monitoring, US Based Customer Care and $1 Million Identity Theft Insurance.

______Tenant acknowledges to receive the most benefit from these services Tenant will be asked to log into and monitor the third-party website and may receive an invitation to do so at    Third-party may also offer additional services for additional fees that the Tenant is not required to participate in to receive the coverage outlined above.

Echeck Fee Rebate

Tenant is encouraged to pay rent online in their tenant portal through an electronic check (Echeck).  Echecks incur a $1.95 charge from our 3rd party payment vendor.  Tenant enrollment in the RBP makes them eligible to have that $1.95 fee rebated every month they pay rent on time and do not carry a balance.  JMAX Property management also offers additional payment options that carry different associated fees.  Tenant is eligible for a $1.95 credit monthly regardless of what method they use or amount of actual fee paid.

________Tenant understands that JMAX will issue a credit of $1.95 monthly to the Tenant’s ledger regardless of the method of payment the tenant chooses to use and the fees associated with that form of payment.  Credit will be issued ONLY if tenant has a zero balance on the first business day after the 5th of the month.

Terms:

JMAX Property management may change the terms of the RBP at any time with 30 days written notice.

________Tenant understands that if for any reason their participation in the RBP is terminated they are still obligated to fulfil the terms of their lease agreement including but not limited to carrying the required amount of 3rd party liability insurance and changing their filters as directed in the lease.
